26 June 2026Build Levy

Further to the website News entry of 30 May and the item in the April Newsletter, a further review has been undertaken of the structure and administration of a Build Levy. The interim conclusion is that we should again pause its introduction to enable yet more time to determine its overall operation. We will provide an update once further reviews have been completed.

19 June 2026Road Maintenance

The following maintenance is scheduled for the two days shown

Monday 22 June

The Close - cracked road and roots pushing up tarmac

Royston Close - junction with The Ridgeway, and potholes in the Close

Tuesday 23 June

The Brow - junction with The Ridgeway

Lindon Close - junction with The Ridgeway

Work is scheduled to start at 8am on both days. The work teams will do their best to give access where possible but, particularly for residents in the Closes, if you need your vehicle on the relevant day, you may wish to park it on an adjacent road.

04 June 2026Resurfacing

Further to the News item on 28 May, resurfacing works will take place on Tue & Thur 9 and 11 June. Impacted Estate roads will be closed for parts of these two days with diversion signs in place. The roads will not be closed on Wed 10 June.

Residents may wish to move their cars way from their property if it is on one of the resurfacing routes and they require their car over the two days. The Road closures, when required, will be:-

i) Deneside - on the east side of the Greensward from the small triangle, north for about 100m between #18 and #26A. Signs will direct traffic to the west side of the Greensward

ii) Michel Dene Road - from just north of Summerdown Lane, north for about 100m between #27 and #35. Signs will direct traffic via Summerdown Lane

iii) Summerdown Lane - at the top of the road for about 60m from around #46 up to The Link. Signs will direct traffic via MDR. (MDR and SDL will not be closed at the same time).

Any kerbstones identified in the annual survey as requiring resetting will be attended to, but it is not the intention to address crossovers/driveways. Please take care when following the diversion signs and travelling over any planed surfaces. Information on other road maintenance works will be advised in due course.

30 May 2026Build Levy

The level of commercial vehicles associated with the development of properties on the Estate takes its toll on the roads. EDDR has therefore introduced a Build Levy which will apply to development works to Estate properties. Although we believe this should be based on the area of any construction, that will be a later enhancement; initially the Build Levy has simply been set at the same amount as the annual maintenance fee. Invoices will be issued once appropriate work is identifed.

There are over 600 properties on the Estate and we have email addresses for over 70% of them. If we haven’t got your email address, please consider letting us know it – this will help with our communications and save hardcopy delivery costs. 28 May 2026Road Maintenance

An overview of the 2026 Estate Road maintenance work programme was provided at the AGM in February. Now, following a detailed review of items identified in the annual survey, we have determined the prime activities for 2026. These are:-

i) urgent patchwork and repairs at various locations around the Estate

ii) resurfacing two stretches in MDR between #27 & #35 and #32 & #30

iii) resurfacing part of Deneside between #18 & #26A

iv) resurfacing top of Summerdown Lane to The Link now that the adjacent new build work is all but complete

v) a number of other maintenance works around the Estate including potholes, patching, kerb replacement and gulley works. More details on these later.

Work on i) above started on 27 May and other work will follow shortly. The resurfacing work may require traffic controls so we will let you know when the works are to commence.

Drain inspection and clearance will be scheduled for Nov/Dec time as usual.
